We have been bullish on Northeast Mesa for many years. We have lived in Las Sendas for 16 years and our KOR Properties office is near Falcon Field.
Five years ago, we started Mesa Food Truck to help bring a livelier vibe to the area and that event has shown us an amazing side of our community that is vibrant, diverse and fun.
Natascha has been advocating for the growth and development of the area through her leadership on the City of Mesa Economic Development Advisory Board and the Falcon Business Alliance. We are truly passionate about this part of the city and appreciate the variety of neighborhoods and unique amenities offered in this corner of our Valley.
Since the start of the pandemic, we have watched demand for real estate in our area increase and, while some of this is due to the real estate market as a whole, we think the stars have aligned and Northeast Mesa is perfectly primed to be the next big thing.
The Suburbs Are Trending
The pandemic has definitely pushed many people out of the city centers and into the suburbs. This is not only evident in the real estate trends we are seeing both locally and nationally, but also via other indicators.
Amazon just announced that they are planning on opening up to 1,500 small delivery hubs across the country so they can get closer to suburban neighborhood customers. In fact, just last month, Amazon secured a distribution center in Northeast Mesa on the corner of Higley and Longbow Parkway to meet the growing demand in our area.
More Room to Spread Out
Over the past few years, the cost of land and the cost to build have skyrocketed. Consequently, new homes around the Valley are on smaller and smaller lots. Northeast Mesa offers lots that are larger than in many other cities and our grove areas offer properties with increasingly rare grandfathered irrigation. Flood irrigation is incredibly cost effective and a draw for those wanting to have fruit trees, gardens or even just lush landscaping.
Lot size has also become a factor for homeowners who are looking to have more space for pools, jungle gyms, sport courts, and trampolines. Our area also offers many properties that offer horse privileges, feature large garages, or are located on less restricted county island lots. The freedom of flexibility in Northeast Mesa is a draw for many.
Location! Location! Location!
While Gilbert and Queen Creek are definitely trending, Northeast Mesa really has the perfect location. This part of the city is just 20 minutes from both Phoenix Sky Harbor International Airport and Phoenix-Mesa Gateway Airport.
We sit along the top of the northeast corner of the Loop 202 Freeway, which offers easy access to Tempe, Scottsdale, Phoenix, Gilbert and Chandler. Northeast Mesa is also a short one hour and 15-minute drive to Payson and the Mogollon Rim, where temperatures are cooler, and outdoor activities abound.
Developers Already Know We Are Up and Coming
The Falcon District is booming with activity. From the new Home2Suites that is coming out of the ground on Longbow Parkway to the new airplane hangers that are taking shape off Greenfield Road, the business community has recognized that Northeast Mesa is perfectly located. Homebuilders also recognize the value of the area and several new developments are up and coming.
Outdoor Living at Its Finest
With the pandemic pushing people of all ages to seek optimal health, the outdoor activities in Northeast Mesa are a huge draw. With easy access to the Hawes Loop Trail and Usery Mountain Regional Park for hiking and biking; the Salt River for paddle boarding, kayaking, tubing, and watching wild horses; Saguaro Lake and Canyon Lake for boating and water-skiing; and the great outdoor lifestyle offered by communities such as Las Sendas, Mountain Bridge and Red Mountain, the area beckons those who love nature.
Moreover, Northeast Mesa offers many opportunities to play golf, tennis and pickleball. These outdoor lifestyle options have soared in popularity during the pandemic and are being more valued by homeowners than ever before.
On top of all the other reasons we think Northeast Mesa is hitting its prime, we have loved seeing the addition of Sprouts, Fat Cats, Hava Java, Pita Jungle, Goldwater Brewing, Crumbl, Chuck’s Butcher Block Meats, and so many other small businesses and restaurants. These businesses give our area more character and offer more options for our residents.
With all that is happening in our area, now is a good time to invest in our homes, our landscaping, our neighborhoods, and to support our local businesses.
